What documents do I need to rent an apartment?

• Mandatory documents
  • Purpose of stay – i.e., an employment agreement, university admission letter
  • Proof of income – i.e., last 3 months of bank account activities, blocked account, etc.
  • Scan of ID card (Scan of passport and visa for non EU citizens)
  • Liability Insurance (If you don’t have one during your application, you can upload it latest during move-in)
  • Guarantor’s letter from your guarantor if you do not have efficient income/ saving
• Optional for plus points
  • SCHUFA (If you are living in Germany more than a year will be consider plus)
  • Mietschuldenfreiheitsbescheinigung (If you are living in Germany more than a year)

How can I book this apartment?

Is the booking process free?

Currently we offer a free booking process for all properties in Berlin.

Yet, to book a place, you need to pay 500 euros (as portion of your first rent) upfront.

Once paid, we will hold the property for you. If you cancel, our refund policy applies. Please check our refund policy for details.

What is the refund policy?

Our refund policy for the booking:

• If you cancel within 24 hours of booking, you will receive a 97% refund. (A 3% transaction fee will be borne by the tenant.)
• If you cancel after 24 hours, no refund will be issued.

When does my lease start after booking?

Lease starts 15 days after booking, regardless of your move-in date. You can move in anytime, but if it’s beyond the 15-day period, your rental contract still begins from the 16th day of booking.

When should I pay the deposit?

You will have ample time to pay the deposit for your move-in. We kindly ask that the deposit be paid no later than 72 hours before your move-in date. 

Can I view the apartment?

Unfortunately, scheduling a viewing is almost impossible for us due to too many requests. Yet, we only provide accurate, honest and realistic information about our properties. What you see online, is what you’ll get.

Do I Need to Pay for Choosing the Furniture?

No, selecting furniture is free, even if the property is pre-furnished. You can customize some pieces at no cost. Optional upgrades, like a larger TV, adding a PlayStation, or extra furniture, are available for a small monthly fee.

At KUMMUNI, we guarantee accurate listings—if you find any major discrepancies, we’ll refund you on the spot. You can sign the contract at our office or during the apartment handover.
