These changes are designed to simplify the booking experience, provide greater flexibility, and address the growing demand for housing in the city. Please note that these updates do not apply to listings on third-party platforms such as Housing Anywhere.
Key Changes Effective Immediately:
1. Temporary Suspension of Admin Fee
In an effort to make housing more accessible, KUMMUNI has temporarily waived the administrative fee for all bookings made via its website. This policy will remain in place until the end of 2025, unless otherwise announced. Prospective tenants can now secure their next home without incurring any administrative charges.
However, to streamline operations, KUMMUNI will no longer offer free changes to printed lease contracts. Any requested modifications, such as changes to the start date or other contract terms, will incur a fee. Additionally, tenants requiring lockout assistance will be charged for the service and associated paperwork.
2. Flexible Initial Payment Options
Understanding the financial challenges many tenants face, KUMMUNI has introduced a more flexible initial payment structure:
- Berlin: €500 from the first rent is required to confirm a booking.
- Other Cities: €300 from the first rent is required to confirm a booking.
The remaining balance must be settled within 72 hours of booking confirmation. This initial payment will be clearly itemized in the tenant’s invoice.
3. Revised Refund Policy
KUMMUNI has updated its refund policy to improve transparency and consistency:
For Berlin:
- Cancellations within 24 hours: 97% refund (3% transaction fee applies).
- Cancellations after 24 hours: No refund.
For Other Cities:
- Cancellations within 24 hours: 97% refund (3% transaction fee applies).
- Cancellations within 48 hours: 47% refund (3% transaction fee applies).
- Cancellations after 48 hours: No refund.
4. New Vacancy Policy (Effective February 2025)
To better meet the increasing demand for rental properties, KUMMUNI has revised its vacancy policy:
- Berlin: Leases will begin 15 days after booking, irrespective of the actual move-in date.
- Other Cities: Leases will begin 20 days after booking, irrespective of the actual move-in date.
