Early Termination of Lease #
Yes, it is possible to terminate your lease before the rental contract or extension period is over. However, such a request must be reviewed and accepted by KUMMUNI. We require valid reasons for such a request, such as family emergencies, job opportunities, or other significant life changes. It is important to note that there will be penalties associated with the early termination process, regardless of the reason. These penalties are detailed in the termination paragraph of your rental contract.
Termination for Mutual Benefit #
In rare cases, a lease can be terminated for the mutual benefit of both the landlord and the tenant. If both parties agree that ending the lease is beneficial, the contract can be terminated without any penalties. This typically occurs when both the tenant and the landlord have compelling reasons to end the lease early and reach an amicable agreement.
What If There Are Unresolved Issues with the Property? #
At KUMMUNI, we are committed to providing high-quality housing solutions and ensuring your satisfaction. While we do not own the properties we manage, we work closely with property owners to address any issues that may arise. However, there are situations where repairs and maintenance fall under the responsibility of the property owner.
If there are significant issues with the property, such as extreme water damage or a lack of heating for an extended period, KUMMUNI will do everything possible to provide a temporary alternative at no extra cost to you. If the apartment cannot be fixed within a reasonable timeframe, KUMMUNI may offer you a long-term alternative. The cost of this alternative may vary depending on the size of the new property, and it could be higher or lower than your current rent.
However, if despite our best efforts, the property cannot meet the legal requirements for habitability, you will have the right to cancel your lease without any penalties. This ensures that you are not unfairly burdened by issues beyond your control.

Can I Cancel My Contract Due to Conflict with My Housemate(s)? #
Addressing Conflicts with Housemates #
At KUMMUNI, we understand that living with others in a co-living space can sometimes present challenges. We are committed to fostering a positive living environment and offer various community services to help resolve conflicts. Not only do we provide useful and practical tips on how to live harmoniously with housemates, but we also encourage you to create a ticket if issues arise. Our team will work to mediate and resolve any conflicts to improve your living situation.
Terminating Your Lease Due to Housemate Conflicts #
However, it’s important to note that canceling your lease solely because of conflicts with your housemates is not considered a valid reason for early termination without penalties. When you applied for a co-living space, you accepted the possibility of sharing your living environment with others.
If the situation becomes untenable, KUMMUNI can offer relocation options to another property, allowing you to move without ending your lease. This could be a suitable solution if you prefer a different living arrangement.
Penalties for Early Termination #
If you still wish to terminate your lease early due to housemate conflicts, be aware that doing so will involve penalties, as outlined in your rental contract. These penalties apply because the reason for termination does not fall under the conditions for penalty-free cancellation.
