Itโs important to take care of these items and report any issues promptly to ensure they remain in good condition. KUMMUNI manages the maintenance of shared appliances and furniture, but tenants also play a key role in keeping these items in working order.
Steps to Maintain Shared Appliances and Furniture: #
- Use Items Responsibly:
Treat shared appliances and furniture with care, following any guidelines for their use. Proper use helps extend the life of these items and ensures they remain in good condition for everyone. - Report Damage Immediately:
If you notice any damage to shared appliances or furniture, itโs crucial to report it right away. Prompt reporting ensures that the damage can be addressed before it worsens. If you fail to report damage, all tenants living in the property at the time the item was damaged will be considered liable and will need to share the cost of repairs or replacement. If youโre responsible for the damage, itโs only fair to let us know so we donโt hold others accountable for something they didnโt do. - Insurance Coverage:
If you accidentally damage an item, you can file a claim with your liability insurance, which will hopefully cover the costs of repairs or replacement. However, if a flatmate doesnโt report the damage, you should take the responsibility to report it. KUMMUNI does not accept excuses, and if we cannot determine who caused the damage, we will have no choice but to split the cost among all tenants. In such cases, the insurance might not cover the costs, and youโll need to pay directly. - Protecting Your Finances:
Reporting damage promptly isn’t just about following rulesโit’s about safeguarding your finances. By ensuring that any damage is reported immediately, you help prevent the costs from being unfairly shared among those who were not responsible. This approach ensures that the right person is accountable, and you avoid unnecessary expenses.
How KUMMUNI Calculates the Cost: #
When determining the cost of repairing or replacing damaged items, KUMMUNI follows a detailed process:
- Review of Handover Protocols:
We will check all the handover protocols of the tenants who were living in the apartment at the time of the damage. This helps us assess the condition of the item before the damage occurred. - Condition Assessment:
We evaluate the condition of the damaged item to determine how much wear and tear it had already sustained and how much of the damage is new. - Cost Calculation:
The cost will include logistics and recycling of the damaged item, as well as the rebuild, logistics, and delivery costs of the replacement. Additionally, the manpower hours required to manage the replacement or repair will also be factored into the total cost.

Being open about any damage that occurs ensures that everyone is on the same page. This transparency can prevent misunderstandings and ensures that only the responsible party is held accountable for the costs. - Avoiding Higher Costs:
If damage is only discovered during the move-out handover, it can take additional time for KUMMUNI to assess and calculate the full cost. This delay could mean missing the insurance claim deadline, resulting in the cost being deducted from your deposit. Additionally, the cost of replacement is often higher than the itemโs original price due to logistics, recycling, and manpower expenses. For example, if a side table originally cost 50 euros, the final charge could be around 120 euros when all additional costs are included.
