• The corridors/staircases between the two flats are not common areas.
  • Loud noises in the corridors/staircases is forbidden.
  • The front doors of opposite flats and your own Flat must be kept closed.
  • Telephone calls in the hallway/staircases are prohibited.
  • Telephone calls via the speaker in the coliving spaces are prohibited to avoid disturbance to other tenants
  • Quiet times must be observed as mentioned in the contract! Mo. – So. 13:00 bis 15:00 o’clock, and from 22:00 bis 07:00 O’clock.
  • Door slamming is forbidden. Doors must be opened and closed silently during late hours.
  • Hosting a guest for more than a few days must be done with the acknowledgment of the landlord as the monthly covers all facility and energy costs.
  • Loud late-night gatherings are prohibited by the tenancy agreement. Late-night gatherings in coliving places are completely prohibited except if all housemates agree to the event and the event doesn’t disturb the neighbors. 
  • Overnight visits (for coliving) or the accommodation of others (for all lease contracts) who do not have a tenancy agreement is prohibited. As a precaution, we would like to point out that this can be checked on the basis of consumption values such as water, electricity, and gas.
  • The main entrance doors must be kept closed day and night. It is forbidden to keep them open so that strangers or friends can gain access to the building.
  • Nocturnal disturbance of the peace with loud noises, talking, music, or continuous ringing of doorbells at night is prohibited.
  • Bicycles may only be parked in the designated places and may not be parked indiscriminately in the courtyard.
  • Lighting candles and smoking are prohibited in the entire building. (Smoking in those properties that have  smoking lounges is allowed as long as the door of the lounge remains closed while smoking and the windows remain open)
  • The keeping of pets is prohibited.
  • Heating with open windows is prohibited, as this can lead to the formation of mold.
  • You must ventilate once per day with the heaters closed. Make sure the heating systems are not running during the ventilation time.
  • After taking a shower make sure you extract the Water from the Walls and keep the bathroom or the Shower dry. Clean the shower once per week in total.
  • Following the tenancy agreement for coliving spaces, you must keep your flat and the common areas, in particular the kitchen and the bathroom, as well as your apartment/room including its inventory clean. Clean them regularly (once per week) and treat them with care. Same with the common area in front of your Flat Door.
  • Keep the Oven clean as well as the stove and the cooking areas.
  • Household waste and cardboard must be disposed of properly in the bins provided.
  • The common areas as well as the public areas such as the courtyard and staircase must be kept clean.
  • It is forbidden to put name tags of non-tenants of KUMMUNI on the doorbell, front door, or mailboxes.
