At KUMMUNI, our standard rental contracts are typically for six months. However, we are more than happy to accommodate tenants who wish to extend their stay beyond this initial period. If you’re considering requesting a lease extension, it’s important to be aware of the basic terms and conditions that apply.
Timely Request for Extension #
To ensure the smooth continuation of your tenancy, it’s crucial to submit your request for a contract extension in a timely manner. Tenants must submit their extension request at least one month before the end of the current contract term. While we appreciate receiving your request two months in advance, the latest acceptable submission is 30 days before your lease ends. This allows us adequate time to process your request and ensure that the property remains available for you.
Key Conditions for Lease Extension #
To successfully extend your lease at KUMMUNI, the following conditions must be met:
- Availability of the Property:
The property must still be available for rent. Since KUMMUNI manages properties on behalf of owners, there are instances where an owner may reclaim their property, making it unavailable for extension. We will inform you in advance if this situation arises. - Fulfillment of Contractual Obligations:
The tenant must have fulfilled all their commitments as outlined in the contract. This includes paying rent on time, adhering to the terms of the lease, and maintaining the property in good condition. - Financial Stability:
The tenant must still be able to afford the rent. If there are any concerns regarding your ability to continue making payments, this may affect the decision to extend the lease. - Proper Maintenance of the Apartment:
The apartment must be kept in proper and clean condition throughout your tenancy. This ensures that the property remains in a livable and presentable state for the duration of the lease. - No Unresolved Damages:
Any damages to the property, furniture, or other items provided must have been addressed. If there have been damages, they should be covered by your liability insurance, and the claims should be resolved in a timely manner. - No Serious Complaints:
There should have been no serious or multiple complaints from neighbors or flatmates (in CoLiving spaces). A positive living environment is crucial, and repeated issues or disputes could affect your eligibility for a lease extension.
